The appeal site comprises two lots totally 74ha and is located on Maymorn Road, Te Marua, east of Upper Hutt City . It is proposed to carry out a subdivision to create 19 rural lifestyle allotments, with a balance allotment and two new roads to vest.

Hudson Associates was engaged by Upper Hutt City Council to provide Landscape Evidence and present it at the Environment Court. The evidence analysed the existing environment, landscape character, planning framework, and the effects of the proposed development.
